11/21/033

Location:36 Burnham Road, Highbridge, Somerset, TA9 3JH
Proposal:Formation of new driveway and drop kerb to the front of property and retrospective consent for the erection of a wall.
Case Officer:Ms A Elvé
Applicant:Mr A Tooke

The meeting had previously considered this application but there have since been inclusions made. It was agreed that all previous objections should remain and to include new observations of objections.

Comment:    The Town Council wish to maintain previous objections and to include further objections in light of the updated application.

The new plans show a turning area and because of the access being on a very busy main road and for safety reasons there is a need to be able to enter and exit in a forward direction. The proportions within the drawings appear to be misleading, so there is doubt as to the functionality of being able to achieve a forward exit from the current actual development that has partially been built already.

There is concern with the visibility splay measurements. The drawing is misleading giving measurements of 2.92m and grass verge of 1m, we believe these measurements could be inaccurate, therefore not allowing clear visibility with the gap allowed in the wall to access safely onto the highway.

Cllr Tolley left the meeting

11/21/036

Location:Video Chanel, Lynton Road, Burnham On Sea, Somerset, TA8
Proposal:Erection of dwelling on site of existing vacant shop (to be demolished).
Case Officer:Mr L Evans
Applicant:Mr R Pople

Comment: Object on the grounds that the application is not in keeping with the surrounding buildings because of the roof height and would be overbearing to surrounding properties. The application says ‘the application is of similar style and mass to properties in Abingdon St. and Lynton Road’ – this is not the case, they are mainly family style 2 or 3 bedroom homes.  The application also says that ‘it is in an unstainable location’, this is a misleading statement as there are two long established neighbouring businesses.

The Design & Access Statement says it is to have perimeter fencing with lockable gates, but from the plans the property appears to go up to the boundary and so there would be concern about obstructing the pavement and access lane.

There is no provision for bin storage so there is concern on obstructing the pavement and access lane.

Cllr Tolley re-joined the meeting
